Construction Certificate & Occupation Certificate
Before construction on any work site you must have an Approved Development Consent issued by Council and a Construction Certificate. A Construction Certificate can be issued by Council or an accredited private certifier.
If lodging your Construction Certificate Application with Council, this is to be applied for via the NSW Planning Portal - see link How to submit a Construction Certificate.
Council or the accredited private certifier will check that the plans and specifications for the development proposal will comply with the relevant conditions of the consent and applicable standards including the Building Code of Australia.
If satisfactory, the certifier will issue a Construction Certificate and, where appropriate, a Fire Safety Schedule.
A Contract for Certification Work will also need be completed upon lodgement of your Construction Certification Application if you choose Council to be the Prinipal Certifier Authority (PCA).
You will need a PCA agreement before any work commences. This can be either Council or an accredited certifier. This PCA appointment is part of the Contract for Certification Work - pages 10 & 11.
Council must be notified a minimum of two days prior to construction commencing by lodging a Notice of Intention to Commence Works.
Occupation Certificate
Upon completion of your building works an Application for an Occupation Certificate must be lodged with Council if Council is the PCA - see link How to submit an Occupation Certificate.
